Hiawatha, IA – [September 16, 2025] – The City of Hiawatha reached a significant milestone in its commitment to fostering a vibrant and growing community with the Hiawatha City Council’s unanimous approval to enter into a development agreement with Igram Family, LLC.
The plan consists of several phases – the first is approximately 48 housing units constructed as townhomes, extending Parsons Drive, Phase I, II, III of commercial improvements, a multi-level mixed-use building with commercial on the first floor and housing on upper floors. The townhome project will be located in the heart of Hiawatha off N Center Point Road and is set to play a pivotal role in addressing the city’s pressing housing needs and advancing its strategic vision for a walkable Village Center.
The projects total an estimated investment of $14M. The Hiawatha City Council approved the development agreement that included tax rebates and a tax abatement. Igram Village recently was awarded nearly $900K in workforce housing tax credits by the state’s Iowa Economic Development Authority.

It directly supports our goals for talent acquisition and meets a critical need identified in our city’s housing study.”
The project, developed by Hassan and Salma Igram and their family, Igram Village will offer modern, safe, and affordable housing options strategically located at the heart of Hiawatha, adjacent to their business Cedar Graphics on Parsons Drive.
Chad Pelley with Twenty40 Companies, developer of the project, emphasized the project’s importance for the local economy.

Construction on Igram Village is anticipated to begin next year.
